Your measurements make the first shortlist

Measure the lowest point throughout the depth, including crossbars. These thresholds refer to the whole body: a gap equal to the stated height leaves no margin. Even a small theoretical margin needs checking in your layout.

  • At or below 12.5 cm: none of the three bodies has documented positive clearance.
  • Above 12.5 cm up to 13 cm: only F25 XT has a theoretical positive margin.
  • Above 13 cm up to 14 cm: STRETCH S6 and F25 XT remain candidates; the Dreame body has no positive margin.
  • Above 14 cm: distinguish candidates through storage, carrying and maintenance, rather than height alone.

Measure two spaces, not just one

One measurement concerns access under furniture; the other covers the machine on its dock and room to remove parts. A reclining appliance is not necessarily the most compact in storage. Complete dock footprints remain unconfirmed in the pilot data.

Mark the intended footprint on the floor and check the socket, route to water and door openings. A millimetre-perfect fit can mislead if there is no room for maintenance.

What the three specifications establish

The stated lay-flat body heights are 14 cm for Dreame H12 Pro FlexReach, 13 cm for Tineco FLOOR ONE STRETCH S6 and 12.5 cm for Roborock F25 XT. They support an initial shortlist, not guaranteed access.

Dreame’s 9.6 cm figure describes the head alone, not the 14 cm body. This distinction matters if you need to reach deep under a sofa rather than clean only its front edge.

Choose which candidate to inspect first

If low furniture is the main constraint, start with bodies that leave a positive margin. Tineco and Roborock are candidates according to your measurements. When all furniture is high enough, this difference should not decide the purchase alone.

If storage is the main issue, we cannot name a winner: full dock dimensions and working clearances still need confirmation. Ask before buying and verify the exact XT variant and selected offer’s availability.

A small floor area still needs maintenance

Consider how many quick clean-ups you want to do and the after-use routine. Space to put removed parts can matter more than a maximum-runtime difference. Read the manuals and plan consumable storage before treating the setup as ready.

This selection covers three documented models. We have not tested them in a studio flat and do not name one best for every small home. The useful result is a shorter list compatible with your measured constraints.

When to rule an offer out

A discount cannot raise a low crossbar. Set two deal-breakers before looking at offers, then compare delivered price and useful accessories. If a dock must go in a cupboard, allow room to remove tanks and reach around the machine.

  • Exclude a model with no clearance under furniture you need to clean.
  • Wait if dock dimensions are unknown and storage is tight.
  • For repeated steps, inspect STRETCH S6 first on published weight, then try the lifting action.

Practical answers

Frequently asked questions

Which of these three has the lowest lay-flat body?

Roborock F25 XT states 12.5 cm, compared with 13 cm for Tineco and 14 cm for the Dreame body. These are manufacturer figures, not Homavise measurements.

Can you identify the smallest model in storage?

Not yet. Complete dock dimensions and required clearances are insufficiently documented in this catalog.

Will a 13 cm body fit under a 13 cm gap?

That is not guaranteed. Allow a margin and check depth, movement and unevenness.

Should a studio flat favour the longest runtime?

Not automatically. Flooring compatibility, storage and maintenance may matter more for your sessions.

What if the gap is exactly 12.5 cm?

None of these three bodies has a documented positive margin. Do not order assuming F25 XT will fit; investigate another solution or retain a suitable tool for that area.
